Rental Criteria
A separate rental application must be processed on all prospective
residents 18 years of age or older and all emancipated minors with
written evidence of legal emancipation. A valid, government-issued
photo identification is required at the time of application to
confirm identity, although management will not retain copies of an
ID until management approves the application and signs the lease.
All prospective residents will be screened for approval based on
the criteria below.
If income cannot be verified, and if the application otherwise meets all rental criteria, a Guarantor or additional deposit will be required.
Please remember that this requirement does not constitute a guarantee or representation that residents or occupants currently residing in our community have not been convicted of or subject to deferred adjudication for a felony, certain misdemeanors or sex offenses requiring registration under applicable law; there may be residents or occupants that have resided in the community prior to this requirement going into effect; additionally, our ability verify this information is limited to the information made available to us by the resident credit reporting services used.

If for any reason the number of occupants exceeds the maximum number for that floor plan, resident may be able to transfer to the appropriate floor plan (subject to availability of alternate floor plan types and resident’s compliance with the existing lease agreement), to comply with the occupancy limits, or vacate the apartment subject to the terms and conditions of the lease agreement and supporting addenda.

Income
Applicant(s) must have a legal, verifiable source of income. The gross sum of legal, verifiable income must be equal to a minimum of 2.5 times the monthly rent. All applicants will be asked to produce written proof of legal, verifiable income including, but not limited to: Two (2) consecutive and most recent months of pay stubs; spousal and/or child support payments; GI, disability, or welfare benefits; Social Security payments; job offer, on employer letterhead, stating employment start date and salary; investment or retirement income; current bank statements verifying savings, checking or other liquid account holdings equal to 2.5 times the monthly rent equal to the requested lease term; tax returns or W2 forms; or any other form of legal, verifiable income.If income cannot be verified, and if the application otherwise meets all rental criteria, a Guarantor or additional deposit will be required.
Credit History
A credit report will be processed for each adult applicant to verify credit ratings. Income plus verified credit history will be entered into a credit scoring model to determine rental eligibility and security deposit levels. Unfavorable accounts which will negatively influence this score include, but are not limited to: collections, open bankruptcies, charge-off, repossession, and current or recent delinquency. Additional application deposits will be required for all credit recommendations below an accept level, not including a deny recommendation.Rental History
Applicants must provide rental and/or payment history for the past 24 months from a landlord, apartment community or mortgage company. Acceptable rental/payment history includes no more than three (3) late payments or returned checks per year of residency as well as compliance with all community policies. Reference information from family members or friends will not be considered.Criminal History*
A criminal background check will be conducted for each applicant and occupant age 18 years or more. The application will be denied for any of the following reported criminal related reasons that have occurred within the timeline identified below prior to the application date regardless of the applicant’s age at the time the offense was committed. Conditional Approval
An Additional Deposit equal to up to one month’s market rent or Guarantor will be required if the application meets only two of the criteria for Income, Credit History and Rental History, but is deficient in the third criterion. Guarantors must make a minimum of four (4) times the gross monthly leased rent. All adverse action requirements will be combined when reviewing multiple applications.Corporate Leases
An application may be submitted in the name of a company as long as the business entity has a valid Federal Tax ID number that is verifiable by the Secretary of State from the state in which the community is located. A credit report will be obtained to determine the company’s ability to make timely payments of rent. The company must provide a minimum of three (3) trade references that will be verified. A larger application fee or additional deposit may be required.Automatic Denial for Residency
An Applicant will automatically be denied for the following reasons:- Falsification of any information on the Rental Application
- Anyone who has filed for bankruptcy in the past 3 years
- An unlawful detainer judgment from a prior landlord
- Any unresolved debts to a landlord or mortgage holder (unless debt is paid prior to approval of rental application).
- Criminal activity falling within the parameters of the Criminal History section above.
